Seven bedrooms, three bathrooms, and spaces to gather indoors and out make it a welcoming home base for family vacations and golf trips. A BACKYARD WORTH STAYING HOME FOR • Private pool with waterslide • Spa • Pickleball and basketball court • Putting green and bocce ball • Volleyball and soccer play areas • Children's play area • Fire pit and covered lounge areas • Outdoor dining and a gas grill Move from a game on the court to a swim, share a meal on the patio, or settle into the outdoor conversation areas while the rest of your group keeps playing. Optional pool heating is $100 per night; please arrange it before arrival. Spa heating is included in your stay at no additional charge. SEVEN BEDROOMS, THREE BATHROOMS The sleeping layout includes: • 2 king bedrooms • 3 queen bedrooms • 2 custom full-over-full bunk rooms • 1 compact convertible sleeper sofa for one guest in the primary suite's large closet (sleeping surface: 38 × 68 inches). This space also has a gaming area and remote-work station. The mix of king, queen, and bunk rooms gives families several ways to plan their stay. Review the bed setup when choosing the right fit for your group. Maximum occupancy is 19 registered guests. COOK, GATHER & UNWIND A fully equipped kitchen, indoor dining area, and outdoor dining space make shared meals part of the stay. Enjoy the dedicated game room, comfortable living spaces, smart TVs, and high-speed Wi-Fi. A washer and dryer, linens, and towels are provided. EXPLORE, THEN COME HOME TO YOUR OWN SPACE Plan outings to Kierland Commons, Scottsdale Quarter, local golf courses, hiking trails, and Scottsdale-area attractions. A car or rideshare is recommended for exploring. When you return, the home and guest amenities are reserved for your group. A SIMPLE ARRIVAL Self check-in begins at 4:00 PM Arizona time with a personalized smart-lock code provided before arrival. Checkout is by 10:00 AM. The pool equipment room and locked owner/housekeeping storage are not accessible to guests. REFUNDABLE SECURITY DEPOSIT: US$1,000, processed automatically by Hospitable for eligible reservations where disclosed and permitted by the booking channel. Normally secured as a card authorization hold 2 days before check-in (or when a booking is completed within that period), and released 2 days after checkout if no charge request is submitted. Bank processing can take longer. This is separate from the rental price. Deductions require documented amounts lawfully owed and an opportunity to respond; there is no automatic forfeiture. Existing reservations retain the deposit terms accepted when booked. RENTAL AGREEMENT — FULL TERMS TO REVIEW BEFORE BOOKING The Primary Renter must be at least 25 and must electronically sign the property rental agreement before check-in. The terms are set out below; reservation-specific names, dates, party count, itemized charges, and the selected cancellation policy are supplied by your booking and checkout. The booking process also includes Hospitable guest verification using a government-issued ID and a selfie, subject to applicable law and booking-platform policy. No separate guest verification fee is imposed here. Property: 62nd Street Estate, City of Phoenix jurisdiction. Owner: 62nd Street Holdings LLC. Host/designee: Kurtis Hutchinson. Phoenix STR Operating Permit STR-2026-002103; Arizona TPT 21662087. “Host” means the Owner acting directly or through its authorized designee. “Renter” means the Primary Renter. The accepted booking confirmation and property-specific house rules disclosed before booking form part of the agreement. Material terms must be available before the reservation is accepted. 1. PURPOSE AND DURATION: The Property is provided for temporary vacation accommodation for the dates above. The Renter must personally occupy the Property and may not transfer the booking, sublet, or use the Property as an event venue or business premises. Remote work incidental to the stay is allowed if it creates no additional visitors, nuisance, or change of use. Extensions, early arrival, and late departure require the Host’s written agreement and confirmation of any charges. Describing a stay as temporary does not remove legal rights or determine its legal classification. 2. RENTER ELIGIBILITY AND OCCUPANCY: The Primary Renter must be at least 25 years old at check-in and provide accurate booking and contact information through a method permitted by the booking platform. This minimum applies only to the Primary Renter. Children, infants, and other accompanying guests under 25 are welcome, subject to the occupancy limit and appropriate adult supervision. Total on-site guest occupancy must not exceed 19 persons, including adults, children, and infants. The Renter must provide the actual party count, including anyone the booking platform excludes from its displayed count. A lower lawful or property-specific limit disclosed and accepted before booking controls. The reservation’s approved guest count may be less than the Property’s maximum. Only registered guests may use the Property. Unregistered visitors are not permitted. Any change to the traveling party requires written approval and an updated reservation within the maximum occupancy. The Renter must communicate these rules to the group and reasonably supervise guests under the Renter’s control. Authorized service providers and emergency responders are not guest visitors under this restriction. 3. PAYMENT, TAXES, AND OPTIONAL SERVICES: The booking confirmation states rent, taxes, cleaning charges, platform fees, selected optional services, and payment deadlines. The itemized cleaning fee is included in the quoted booking charges and is not charged again by this agreement. Payments and additional charges must use the booking platform or another method permitted by that platform and disclosed before purchase. Optional pool-heating payments for Airbnb reservations will be collected through Airbnb unless Airbnb expressly authorizes another method for that charge. For direct bookings and other channels that permit it, optional services may be purchased through the Hospitable Guest Portal. No guest will be required to pay twice. This agreement does not authorize an undisclosed fee or unrestricted charge to a payment card. Failed or late payments follow the accepted booking terms and platform procedures. For new direct bookings, a refundable security deposit of US$1,000 is required and is managed automatically by Hospitable, separately from the rental price. Hospitable normally secures the deposit by a payment-card authorization hold 2 days before check-in; for a booking made within that period, it may be secured when the booking is completed. The hold reduces available credit or funds and may appear as a charge on a bank statement. If no charge request is submitted, Hospitable releases the deposit 2 days after checkout. The card issuer may take additional time to restore available funds or display the release. If a claim is submitted, only amounts lawfully owed may be retained or collected through the applicable claim process; any unused balance must be released or refunded under that process and applicable law. The Host must provide an itemized explanation and supporting evidence and allow an opportunity to respond under Section 10. This is a refundable security deposit, not an automatic violation fee or forfeiture. The Host may not recover the same loss twice. The exact amount, collection method, and timing must be disclosed before booking; this template does not add or increase a deposit retroactively for an existing reservation. For OTA bookings, the US$1,000 refundable deposit applies only where permitted by the booking platform and disclosed in its required fee field and reservation terms before booking. Where Hospitable is the disclosed deposit processor, the collection and release schedule above applies, subject to the platform’s controlling rules. This agreement does not impose an undisclosed or prohibited off-platform payment. A different deposit arrangement accepted for an existing reservation remains governed by that reservation’s terms. A deposit, or the absence of one, does not limit responsibility for properly documented damage or other amounts lawfully owed. 4. CANCELLATION AND RESERVATION CHANGES: The exact cancellation policy supplied with the booking confirmation governs deadlines, refunds, and nonrefundable components, subject to applicable law and controlling platform policies. This agreement does not impose a more restrictive cancellation policy after booking. Early departure, changes in travel plans, weather, and amenity interruptions are handled under those terms and applicable guest-protection rights. If the Host cannot provide the accommodation, applicable platform relocation or refund procedures and law apply. Travel insurance is optional. Cancellation of optional pool heating is addressed in Section 9. Written changes accepted through the booking channel or another permitted method update the reservation’s dates, party count, and charges as applicable. The other agreed terms continue to apply to the amended reservation unless the parties lawfully agree otherwise. A material change to contractual obligations requires the Renter’s agreement; updating a template alone does not amend a signed agreement. 5. RESIDENTIAL USE AND QUIET HOURS: Parties, weddings, commercial events, ticketed gatherings, and other non-residential uses are prohibited. The Property is for registered guests only. Do not advertise an event at the Property. Quiet hours are 10:00 PM–6:00 AM Arizona time. Keep voices, music, games, and outdoor activity low enough to avoid disturbing neighbors.
